The Bad: Crime is a problem, on Walnut street in which it is located on the corner of and 49th street, several people have had their cars broken into (glass is a common site on the street) and I have personally witnessed a mugging. The apartment lacked a smoke alarm, and had the faint smell of the odorant found in natural gas. The garbage disposal did not work and I ended up fixing it myself. As for laundry facilities, eight apartments share one washer and one dryer-you can make your own conclusions.

The Ugly: The landlord seems really agreeable at the beginning. For a student trying to find a place to rent near UMKC, it is an ideal location. Students are great targets... The owner sets up a electronic deduction system with the nearest bank and automatically deducts rent. On three separate occassions it double billed...that's two times the rent out of my account. I had to set up overdraft protection because of him. During the winter months, the heat (which I don't know how he affords this) gets hot, so hot you have to open a window, around 86 degrees in February. The only problem is you can't open a window because they are all swelled shut or painted shut. I had to turn on my air conditioner in February to keep myself from sweating. The coup de grace is that at the end of my stay I had to move out fairly quickly, although not left in perfect shape I did my best to leave it neat. For my $600 deposit I was given very little back. I left nothing broken, "filthy", or in poor shape. After I received my check, I cashed it quickly-which came after 2 months and called him for his reasoning. He had a poor reply. Apparenlty you need to completely throw away dusty blinds, I didn't know that.

The Good: On first appearances the apartment is not that bad. The complex is close to the plaza and to UMKC. It also has several places to eat that are incredibly close. Banking is not a problem since it is very near...really near, hope you like to listen to the bank teller.
